Fire detection legislation

If you are commissioning a new fire detection system, it’s important to know about the regulations that govern the design, build and installation of such safety systems. Following the requirements as set down by the law is the best way to protect your organization from unnecessary risk and exposure further down the track.

Please note, the following is just a high level guide to help you get started, on what is typically a large subject. If you have any specific questions, or would like to know more about anything in particular, please don’t hesitate to contact one of our experts.

Key regulations

British Standard Codes of Practice BS 5839-1:2013

Contains general rules around fire safety systems for new-build and existing non-domestic premises.

BS 7671: Wiring regulations

General wiring principles are set out in these regulations – make sure your installers are up to speed on this information.

BS EN54-7: Fire detection and alarm systems

Smoke sensors need to comply with the requirements of these regulations.

Building Regulation Approved Document B, Volume 2

These regulations contain updates to the regulations around ‘buildings other than dwelling houses’.

Key legislation

Regulatory Reform (Fire Safety) Order 2005

This single and simplified order replaces previous fire safety legislation. It’s important for ‘responsible persons’ within an organization to be familiar with the requirements of this order. As a ‘responsible person’ you need to make sure you reduce the risk of fire in your work place, and ensure people can leave safely in the event of a fire.
